Our home inspectors provide prompt, professional attention for a price which is typically 35% less than the industry averages. We can typically inspect a home with 24 hours of receiving your call. Each of our inspectors is trained in home inspection and has formerly worked in the construction industy.  Our inspections all include the following items which our competitors exclude from their services:

1.  ATTICS AND CRAWL SPACES. Physical inspection of all home attics and crawl spaces, corner-to-corner, for rodent and water damage, electrical exposure, and asbestos fixtures.

2. ROOF WALK. Physical inspection of the roof from the roof, edge to edge, documenting shingle and water barrier problems (other inspectors evaulate the roof only from a distance).

3. SAUNAS, STEAMROOMS AND AIRCONDITIONING. We inspect all systems inside a home, including those other inspectors exclude, such as saunas, steam rooms, home security systems, and water pumps. Rather than just flipping on the thermostat of an airconditioning unit, we will phyiscally check the condenseor outside and breaker for signing of failure and freezing. We will meansure amperatre used by the system, then check the blower and coils inside for signing of air conditioner failure.

4. HOME THEATER AND A/V EQUIPMENT. As part of every inspection, we test all home theater and audio-visual equipment to ensure proper working order, including projectors, receivers, amplifiers, surround sound, DVD and internet inputs, recliner function, etc.

5. MOLD AND ASBESTOS. We include cursory mold and asbestos tests with every inspection -- all of which are excluded by other inspectors. We run infrared scans of all walls for water damage and try and isolate the location of any mold in the air.

6. CRACKED FOUNDATIONS. We do interior and exterior checks for cracked foundations.

7. LANDSCAPING AND SPRKINLERS. We include landscaping and sprinkler testing in our inspections during summer months (all others inspectors charge extra). We will evaluate the sprinkler and irriation systems, and warn you if the property has land sloping, drainage or grading issues.

SERVICES WITH EXTRA FEES

1. SWIMMING POOLS, HOTTUBS, PLAYLANDS. We charge extra for throughly inspecting and testing swimming pools, including pool covers, heating, filtration, leaking and circulation issues. We typically charge $110 to test a swimming pool.  We also charge another $50 to examine and test a hottub. 

2. DRUG TESTING. Upon reqeust, we can test the walls, floors and ceiings for signs of drug use in the property, including methamphetamines, crack cocaine, and THC. We charge extra for drug testing at a rate of $12 per room.
